I inspect houses in Bexar, Comal and Guadalupe counties. TREC Professional Inspector 21744, insured for errors and omissions and general liability, and I take nothing from real estate agents in either direction. Book straight from here. Pick a slot, put in the address and the square footage, and you will get a confirmation with what to have the seller unlock, which is usually the attic access, the electrical panel, the water heater closet and any gate with a dog behind it. I arrive early and start outside, so if you want to meet me for the last half hour that is the useful part. Every inspection includes the thermal scan and the moisture meter work at no extra charge, because charging separately for those turns them into an upsell and then I have a reason to want to find something. The report comes with photos, a location for every finding, and three tiers: safety, address now, and monitor. If you have a question about the report a month later, or a year later, call me. I do not charge for that and I never have.
